As stated before do not sign a a contract with any of the roofers until the claim has been approved, you know what you're working with dollar wise and have some competing quotes.

As opposed to another property in the 60-80k range that's not as nice rehab wise but is in a much better area that is known to have medical job types that would still have decent cash flow.

I have no idea how much equity they have on the property.So say the property is listed at $500K, can you get a DSCR loan for say the 70% first position, and have the seller finance the 30% down payment in second position, all while they're trying to 1031 that property into another another one.Assuming it *is* possible, what would the benefits be for the seller, tax-wise or what would be the ideal strategy here for both buyer and seller?

Additionally, it's always wise to seek legal counsel and prepare for the possibility of eviction.

You will get one maybe 80% of what you want and have to adjust systems or supplement from there IMO.Choose wisely, switching is a big PITA
