This will be the largest bond sale in US history coming up which on top of the debt we are also running as well - if we have so much debt to sell I do not see rates going down, I think they may rise (or stay around where they are at). 

Those will be hard to show in documents for 1031 exchange as well.

More than likely you would need to give up around 70-80% of equity and own a minority - some deals would allows you to buy it back at a set price as well. 

The biggest problem I see with seller financing is the cost of repairs (as well as holding, selling, etc.)

if you were only going to rent out a portion of the house as an STR that portion would have to be worth more than your exchange as well.

It's probably not going to end well for that landlord.

It’s awesome that you want to use your downtime to learn more about the industry and make some extra income as a VA.

Does not affect your debt to income for future loans in the mortgage industry (auto loans could look different, but i would think similar so hopefully no worries there).
