Junky triple deckers going for 350-400k, some sight unseen, a lot of cash offers.  

Just double and triple check with EVERY city department before taking on the project.  

if the other rehabbers weren't total newbs, i'd triple check your assumptions. if they were, i'd triple check their existing work that was completed.
