I own several SFH, duplexes, triplexes, and a quad but I'm in discussion regarding a 13 unit mixed use property that is of interest to me mostly due to location (I own several properties in the area and it's near me and I have a good pulse on the town). 

Condo market down town is soft. 

In small towns, you may still actually have to pick up a list at the courthouse.

Lets assume B-C class neighborhood in Atlanta or surrounding towns.

For good areas to invest, check out Seminole Heights, University Area, Town 'N Country, and East Tampa, to mention a few.

In my current case, guest is in town for a wedding, has been there a night, and just reached out to me today to inform me that someone in her group brought a service dog. 

I was surprised at the number of events here that bring in people from out of town which is why I’m curious about it.

Focus on getting to know local, experienced Realtors in your town & offer to assist them for free so that you learn.  

Tricky, to get people to move in, it would need to be accessible to transportation, town...but the city has not accepted them so much legally as a living space.
