In my case that would have been a 6 mil $$ difference today. 

It is now May6th as I post today. 

Although I haven’t taken any of Eddie’s Mentoring programs, I did attend a three day program of his a few years back in Texas, where I met several people that I still do business with today.

I see credit cards and car loans as , but I do not see mortgages being paid down by the tenants as debt as bad debt.Because of the 4 reasons that are listed above I was very skeptical and even today I have not went through his whole program.

Today it costs you $200k plus maybe $50-$80k in selling costs.

With that being said, how is anyone making BRRRs work in today's climate (without heinously lowballing)?

The price was low in 2014, today that same price is riduculously low, and the buyers in 2014 improved the property tremendously and recently re-sold for $230,000, good for them! 

We bought for $379,000 3 years ago and I could sell it today if we wanted for $475,000.

Just curious as I have no idea who they are so I can’t comment on them but wanted to check in to make sure people do more than just a google review and have done thorough research.Great post earlier today about the dos and fonts an investor had and lessons learned.
