I think 6 weeks will be the sweet spot, that I can recover and refresh, and will also allow me to get to know my new city and make some connections- That vacation will NOT be funded by my profits, but rather from savings already set aside for that purpose- If I don't take an extended break, It probably wouldn't be wise to pay off my car either, and I can apply that extra 20K to my next deal and use it to generate more profit.

I found my own investing sweet spot by investing passively as a limited partner in a syndicate where I get all of the benefits of real estate investing (cashflow offset by depreciation, leverage, appreciation, long term capital gains, ability to 1031) and in addition I get to leverage a professional team.

I’m trying to build momentum so it looks like hard/private money and/or equity deals is going to be the sweet spot for that, i’m just trying to avoid putting 20% down with a conventional because i’d still like to have reserves for my other rentals as I grow and I want to have as little money of my own in the deal as possible.
