If it were me, I would reach out to other franchisees in your area (perhaps your Development Agent might have some insight...see...I know the Subway lingo and I've done Subways in my banking days).

But there are a few ways to shake things up:Cash for Keys: Offer them money to move out.

Do not rely on your subcontractors to know/perform the code correctly for your area.

Pick a solid B-Class suburban area.

I did all of my loans with small local banks in my area and was always happy with the rates and service.

Even if you are a US Citizen and live abroad you may run into issues as you are not currently living/working in the US. 

There are a lot of variables, but $100 per household seems reasonable.

There are a bunch of different figures associated with this decision, such as new interest rate, old interest rate, cash flow of new property etc, but I'm having a hard time getting my mind around how to analyze the decision mathematically.  

I have it narrowed down to two agents, one has more general experience in the area and are part of a large organization.
