It is loaded with undeveloped land and miles of coastline....

I'd go back again any time.Also, something to consider on the investment front - when I was vacationing in Panama last year, I rented a stateroom on a sailboat and sailed around the San Blas islands, which were also spectacular.  

It's a super exciting niche market and the returns are spectacular.  

After all doesn't EVERYBODY want to be a part of something spectacular?!?!?

The coastline from N_FL to Daytona has a lot to offer and the winter months can be a great time to be a buyer.  

While the ocean views from the cliffs are spectacular, the erosion, according to neighbors, is eating a foot of the cliff every year.  

But once you go down that slippery slope 99% will end up making it worse and then crash spectacularly. 

A lot of my TN based clients are starting to buy deals there and the numbers are usually pretty spectacular. 

. :)Potential Markets:Gulf Shores, ALCorolla, NCRockaway Beach, ORMyrtle Beach, SCCharleston, SCPort Aransas, TXOcean Shores, WA** I assume the California coastline is not cost-effective, I never see it on a list of recommended vacation rental.** We love and have connections to Hilton Head Island, SC but know it is hostile to STRs.** Slight bias against Florida due to anticipated stress and anxiety of watching a hurricane hit your vacation home annually, ha.

The appreciation on them has been spectacular and don't have HOA or condo assn involved.
