I’m just looking for some general advice from people who have experience and who could direct me to the right people to speak to.

Here's a comment I left on that thread, that speaks to a strategy I found incredibly effective, from when I first got started: "I'll share my personal experience on this topic.

I am speaking from an investor standpoint that’s going to rent out the property.

I'd definitely like to speak on overseeing turnover and rehab.

A lot of people we first speak with favor the idea of a 15 year because they pay less interest over the life of the loan, and it of course cuts the term in half.

However, I did speak with the realtor, and she sent me information on key items like the water heater, which was last replaced in 2014.

And if it doesn't cash flow at 75% LTV, then they would only lend 65% or 60% or whatever it is to ensure it cash flows.This is why, generally speaking, these days it makes more sense to house hack or flip.
