Understand your viewpoint in rushing into it and certainly looking to have some sort of salary until a portfolio replaces that income. 

Also the best businesses have some sort of a market budget typically.

In the spirit of bringing this situation to light in order to help all investors learn from situations like this, I would like to invite anyone who has been victimized by this sort of situation to be a guest on the podcast in order to share their story. 

Everytime I hear a text alert, or my telephone ring, I am hoping it is them to give me some sort of explanation.  

The gov't will certainly need to come up with some sort of solution for insurance, however i'm not yet sure what that could be. 

Main thing is to be very careful there are ALLL sorts of scammers out there that will tell you what yo want to hear try to suck up front money out of you then go dark..

I'm seriously looking at a flip in the historic West End Atlanta area but I'm getting conflicting data and I need some help sorting things out. 

Sounds like a single family home with an attached garage which to me sounds like it could be R-1 single family only residential where you are unlikely to be allowed to add additional units unless you're in a state  forcing municipalities to allow ADUs of some sort.

As you sort of infer - we look at mitigating risk by how much security deposit we require.  

It may become not worth the effort, since you will likely need to run a dormer of some sort to get more head height.
