Depends on what you have in the deal and what it cost IMHO.$200 mo on a $150k house is ok I guess.... 

The guy on Youtube that boasts about buying properties with no money out of his pocket and using other people's money from his "community" to pay for closing and carrying costs, said in a video in June that he had 10 Due on Sale called in AZ alone from Jan 2024 to May 2024.

He'll still be renting - just from you instead of others, and at all the costs to you that you have enumerated.Your son doesn't "need" to buy a house.  

If the original tenant wants to claim their belongings, they must pay any unpaid rent, plus the cost of moving and storage, then I will give them access to pick up their belongings.

The reason not to upgrade, is that you won't get that much more income for the cost of the upgrades.

This also gives me solid staying power when maintenance costs arise. 

For me, I could handle the increase in cost and still pay much less than If I got a 4/2 SF.

For example, if she can't visit the property, is she good at record keeping (so everything is organized at tax time) or finding vendors, comparing product prices, finding free or low cost items on Facebook marketplace to improve the rental)3. emergency fund.

It will only create unnecessary hassle and cost.
