If you find a problem, deal with it immediately by making the tenant correct it within X days (and verify with another inspection) or remove them from the property.Most DIY landlords lose more money to simple mistakes than it would cost them to hire a professional property manager.

It is such an incredibly simple addition it makes no sense that this is so complicated.

I manage with simple notes, spread sheet, even just making tags in my phones SMS to search back and find that person every 30 days.   

Forget trying to walk them through a simple repair over the phone, to avoid sending a ServiceTech and saving an owner money.

It is pretty simple.
