How is your occupancy in the off-season?

I'd also suspect that as an owner-occupant, one might be able to skirt strict STR laws, and rent out a primary in an extremely in-demand market, especially in the near-term (think collecting huge fees seasonally around CU football games the next few years). 

Can I use rate and term refinance to pay off my hard money principal (including rehab portion) until the 12 month seasoning period until I can cash out?

I respectfully disagree with @John Underwood regarding seasonality.

Understand the demand for short-term rentals there, the peak seasons, and what similar properties are charging.I would also suggest networking with others who are already investing in that area.

My plan is to monitor those rental listings during the fall and winter seasons, and see which units are more consistently booked.

I truly appreciate the advice and experiences shared by seasoned investors here and look forward to learning from your insights.
