Hi Everyone, I'm a big believer in trying to simplify things, and I love the idea of controlling property without owning it.Just curious what everyone thinks of using a long term L/O with very small Option fee and no rent credits to control property, but then just straight renting the house for cash flow rather than doing a sandwich L/O.I'm not sure if the spread would be too thin, but my thought was I could do a lease for the PITI amount and then cover expenses up to say $200.

A lot of time we get so caught up in raising money that it's all we consider and then 6 - 12 months down the road we find ourselves in a deal from hell because we borrowed money from Satan (haha just kidding but you know what I mean).Once you learn what they are comfortable with, their level of experience and you feel they would be a good fit then you should have another meeting with them to discuss your offer in more detail, and make sure you cover their points of concern as well as what makes them excited and cover it in a sandwich style, meaning excitement, excitement, risk, excitement.

Perhaps, If that person only used google earth app,they might have noticed the property the building sandwiched between 2 abandon buildings and a semi desolate street and could've possibly saved money not doing it.

I can see trying to sell the option (although a sandwich lease option may work better on paper than in real life) - but the lease is between you and the seller.
