When I finally got my return back, they had me owing bout $25k...but since I know and watch my numbers, I knew that it wasn't correct and I was even able to look at the return, with my elementary level understanding of their field, and find errors.

I am watching podcasts, reading books and have signed up for the RE Rookie Boot Camp in May. 

It could have been a very expensive rookie mistake.

. $5k/mo to some on here is all they make, $5k/mo for some on here is just a rounding error in net income.My advice, in general, would not be to sell to get a cash flow positive place only but also to sell & buy into a less cash flow money pit.
