Would love to replicate in the building I'm rehabbing. 

The only issue here is the possibilty of natural hazards and the increased insurance rate.Would love to get idea from people who have done house hacking in these areas or still investing to get an idea as it is very easy to use someone's plan and replicate it.Thanks in advance

Things like investment calculators, once you have a solid understanding of investment fundamentals can be replicated on Excel, and tailored more to our markets. 

If you're not willing to find the hot markets, find a property with a 15% equity position, make sure the property cash flows by doing the real math, find the lenders, contract out the work that every house requires to attract renters, SELL the "compassionate financing" system and replicate this over and over then you'll never take action!  

There is no way I could compete with them even if I was a full time real estate investor and I certainly couldn't replicate the diversification I get by being a passive investor in multiple asset classes and markets.I am certain, and this Forum confirms it, that many people can be successful as active real estate investors - but being active isn't required to earn quality returns and achieve financial freedom as a real estate investor.My advice - figure out your strengths and capitalize on them!

Knowledge Management tools is something I was trying to replicate by putting info into Drive.

It gave me momentum to move forward but also a really difficult time target to replicate.

Additionally, can I replicate this yearly (by possibly doing a 1031 exchange) and getting a new property?  

We've created it, refined it, replicated it, and everyone is winning! 

It was nice to be able to get all of that set up and working with a very few umber of turnovers before essentially having to replicate it but on a much faster cadence with our STR.
