You need to speak to your CPA about tax consequences if you sell and can't find a replacement property.

The roof needs to be replaced anyway so I would plan to do that so really in the end, just the black soot coloring.Any issues I should be concerned with?   

Maybe the foundation is slipping, the roof is needing full replacement, the plumbing backs up every time you are draining the tub and try to flush the toilet...  

The roof needs replaced and it would take a lot of work to make it look nice.

Maybe take the bricks out and space them throughout the driveway replacing the removed bricks with the ones you took out to place the old bricks???

You will quickly learn about footings, water service replacement, electrical load calculations, and a bunch of things you don't know about. 

A refrigerator replacement will cost you $600 whether you are collecting $300/mo or $3,000/mo.  

When I see a property starting to underperform, as the manager I have to run the data to figure out why and then make adjustments whether is lack of amenities, need updated photos, replace a couple pieces of dated furniture or increase my focus on advertising that property specifically.
