This issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

I contacted the agent, explained the situation and she promptly told me the price was $50k not $15k and the homeowner would accept $35k at the lowest.

So I drove over there to see for myself what was going on, and I learned that they didn't actually live there and the people who did had no idea who my applicants were.That prompted me to do some additional research in which I found their Facebook page that had numerous photos of them drinking and partying with lots of people in their current rental house (which I'm sure was trashed and probably why they didn't list it). 

Responding to emails and calls is something we try and do promptly, so not sure if I’ve just been unlucky in the past year, or if this is the norm for the industry.

So initially, this could mean that you may have to do some things that YOU might find to be completely ridiculous, but over time, effective communication and prompt property management should ultimately help shape the behavior of your tenants to what works for you.
