Find something cheaper and pay cash, I know it won't be in CA either.Starting with an average, in this case way below average, deal is like saying, "I'll start out dating ugly, skanky women and work my way up to cute, nice girls.It sounds to me like you're suffering from "gottadoadealitis".

my mentors called it the "farm". you dont want a HUGE farm that has corn planted in on area, then 3 acreas some beans and 3 acres away some cows... keep it in close proximity, that way if something where to happen to more than one place you arent stuck running all over town..

Tenancy gives you no right to make repairs.That owner already has a liability with you and your "team" in there doing work.If permits are required, you may be doing unpermitted work, the owner may suffer for that.You can't get permits in the name of an owner unless you're a contractor.Spend the money you have for repairs on an attorney, buy it, do a few less repairs and be more selective in what you do.
