. - The people that are monetized on actually closing deals are all saying this thing is highly implausible. 

Things just require more ongoing expenses percentage wise out of state because you have to pay people to do everything for you and you will have a longer time building relationships with vendors even when getting decent referrals. 

A lot of cities require you to get a work comp policy if you are an owner builder unless you hire all people with their own policies.

I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.LEGAL PROTECTION: By placing your assets in an LLC, you are legally separating them from your personal assets.

There are some people that get lucky and earn cash quickly, but they generally hide the fact that it was pure luck or how much work was involved.

My mission is to have people use creative financing  safely, ethically, and legally.

Doing this will open your eyes to how people waste space in real estate today.

Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?
