You have places like Monday Night Garage brewery that is awesome and ON the beltline.

And even better you can stay so close to home for your first investments. 1.5 hours isn't bad, and if you need to make that drive for a day or even grab a cheap hotel for a night or two that's pretty nice.Best of luck.

We would ask about why they were in town (since we were not a major travel area), and we would decline any suspicious stays (i.e. had someone ask about waiving the cleaning fee because they "were not going to sleep" there with their one night stay.)

Once you locate an area, dig into the average nightly rate, create a spreadsheet that calculates average occupancy (AirDNA can provide this) along with average nightly rate and begin plugging in properties & expenses in your target area to see if these align with your goals.

While night shift is not for everyone this strategy has paid off big time since I started investing in real estate about 5 years ago.
