If there is any critical piece of info you think Im missing here, or any thoughts, advice, or how I should mange my expectations on something like this, that would be great, and I would love to hear from you!

I self mange and the property has been rented to the same lady for 9 years. 

Surely in what I think is the 7th or 8th largest city in the U.S there is bound to be at least one management company that will mange this property.

It requires somone to actively mange it.  

@Albert Ng, do you suggest different than my advice that the Buyer should always use a Buyer's Agent to represent them?

., more than one unit which is a single family, Multi family is a good investment because usually smaller apartments, cheaper to buy as per unit price, good return, easy to mange, (all units in one location), we love multi-fam!!!!

Apparently NG lines were installed just after we sold it.

I'm looking for something that could be beneficial in helping)ng him further his business and end goal which is to build enough cash flow to quit his job and doing the real estate investing full time (typical BP goal right :) )He normally does flips and has some buy and holds.
