There is another easy route that requires thick skin, invest in warzone cause you will here many investors don't do it and because of that house in those area cost $10k or less.

Since it is non-refundable by nature and by agreement, if they choose to not exercise the option, I keep the option fee.When they exercise the option, I get the rest of the equity.

I would suggest you make the request to have the tenants leave, AND, if it delays the transaction that's no skin off your back - just keep you lender/bank in the loop!
