Your property manager should be supplying monthly reports and year end PnL reports that you give directly to your CPA.

Just make sure to run the numbers with the HELOC payment and the rent, so that you are not underwater every month.

I am on the board of CFRI, the local chapter for the National REIA and we have about 20 meetings a month, many geared towards specific niches. 

This project I expect to have fully complete renovation wise in 2 months and am coordinating alongside my full-time PM support. :)

I'm looking at monthly cost to seller vs. anticipated rental income, purchase price relevant to the ARV of the area and interest rate, balloon, etc.

Would it be frowned upon to use a seperate personal account strictly for the business until I get back to the states in about 6 months to phyiscally go and open a business checking account.

Rent in full on time every month with little to no turnover/vacancy.
