So no matter which way you slice it she wants money either cash today or mortgage payments over time it still has a monetary value.Based upon what you said thus far, if the $900 covers the mortgage and expenses, but has no cash flow then you would be buying this asset just to buy it.

If ARV was 230k and projected rehab was 35k, I needed to by that property for 126k, I broke the rule thinking what would happen, and lost 2k plus my time.Thus I'm very happy that it was only a small monetary loss plus my time for finding, managing and selling.

A tenant that cant pay ontime... 10 or 20 bucks is the last of their worries. if going to try and actually entice the slow payers to pay ontime then there needs to be a real monetary amount, in my experience not even $35 is enough.
