A computer needs not only disk space to hold a software's data, and then your entry data to boot,  but you also need a lot of  memory disc space in order to work on your computer. 

Working with a contractor who rented it during the renovation, we got it remodeled, furnished, and ready for vacation rental by Memorial Day.  

That's just from memory, don't have Excel on this computer.

This way we can always touch up or 'share' materials among the houses and its never a memory problem for me.

@Joe Stout I am in the camp of going there and doing it yourself to get a feel for the house and spend a few nights in it so you learn where things are by memory for when a guest calls and you can guide them what is where and how it works..even simple things like light switches (label them).

They only get to be kids once and I want them to have some wonderful memories to make up for all of the time that we have lost.

I know brokers make that pitch all the time but believe me JV equity like pensions, REITs and other pros don't buy that way and neither should anyone.One other point about buying on proforma; I know eight years ago was a long time ago (and they say real estate people only have five year memories) but if you remember back to those golden days of yesteryear lots of people were buying (and lending) based on proforma numbers and those deals made ripe pickings as REO product after the collapse.

The only experience/memories I have of it, is my family failing to rent out our home in our previous state of dwelling, to other family members...

After that, it is prop up your feet and watch the big screen time and all thought or efffort for mortgage qualification becomes a distant memory.
