Win - Win is OK - but make sure your side of the win is first for you with profit margins that make sense.Hybrid Contract Offers - this is an agreement to pay the seller more than your offered price - the seller will benefit by be a partner with you - show the seller that cooperating with you he will make more money.Next -- look at 50 properties in a selected area with absolute NO intention of making an offer - keep a journal of notes about every property you look at - divide the Square Footage of the house by the asking price to come up with a cost per SF - compare this with every property you look at.Look at houses that owners advertise (FSBO) and with agents - agents will want to qualify you - Don't let them do this - always say you are a cash buyer - you don't need a mortgage.By the time you look at 50 properties you will have a good knowledge and understanding of values.
