For simplicity, consider forming separate LLCs in each state for properties, using a revocable living trust for probate avoidance, and securing umbrella insurance.

Also provide tons of good / detailed photos along with property details critical for the investor to make a decision. 

Hey all,Confused as to the current state of buying/selling after the NAR decision.

I've only ever purchased homes as primaries, one being rented out currently to an insurance company and the other is my current primary.

If everyone in the chain is good at their job: Investor, Broker, Lender, Title, Insurance. 

I had a gut feeling something was not right and I feel I have made the right decision to stop, especially as a struggling student.

Make sure your decision compliments your "why".   

Also, in general, I wouldn't solely rely on a single source, rather: 1) collect feedback from various sources, 2) decide which components are the most critical for you personally, 3) weigh in on the pros and cons, 4) speak with all of the operators to add to the list of pros and cons, 5) and only then make an informed decision. 

I see houses are very much appreciated, is it good decision to buy ?

I'm light on capital so paying a mentor isn't an option, but happy to split revenue (pay as I learn).I don't currently own in Florida, but from what I've read, the challenge is in even getting insurance.
