I am in the beginning phases of interviewing my dream team which includes an accountant. 

Bootstrapping this project so wondering if I can install in phases and what other owners see as the essentials versus things that can be added later.

I did my 1st phase of due diligence in terms of financial analysis and market analysis.

A lot of contractors cannot float or front money for any length of time and this will become an issue as you progress in the project if the GC is strapped for cash.Overall if you can get a lender, HUD consultant, and GC that have worked together on numerous deals together, your project has a much better chance of going smoother when you are in the rehab phase. 

Hello BP,I’ve just started my investing journey (education phase) and one deal that I’ve come across has left me with a question that I can’t seem to find an answer for.

(I have no problem throwing in some sweat equity, I've done all phases of construction) Or what about a land contract type of deal?

I'm in the accumulation phase of life/investing - so leverage + time is the name of the game for me.Started out <2 years ago. 

I am in the learning phase currently, with the hopes to attend my first auction soon, whether it be online or in-person at a live auction.

I am in the due diligence phase and the initial inspection showed some plumbing issues and leaks and I want to understand the scope repair and get a estimate.Would really appreciate if anyone can please recommend a good plumbing contractor.Will send out the details about this deal once I get it closed.
