If you look at this list and think man I don't know any of these, I'd recommend the best course of action is to look for the most successful people in the industry in your area and try your best to go work for them.

(I know what most people are thinking, not the most ideal degree to hold when getting into this business, but alas here we are haha) I am eagerly trying to break free from the whole "living paycheck to paycheck working for the man" type of lifestyle.

Nice one mate,After man years in the business, I can comfortably say that no matter how good a deal or area is.Property management will make or break an investment.Even crap properties in crap areas, if PM is top notch.They can make the numbers work

I have also been a very honest man and being an entrepreneur I have seen all the ups and downs (reason for me to mention this here multiple times here is to show I'm hustler and willing to go all in for this).

It's possible to do worse in real estate, but man-o-man ya gotta do a whole lot of dumb things, repeatedly, to get there. 

Make Assumptions: Consider possible reasons like a tired landlord, property in rough condition, or a bad location.Confirm Assumptions: Ask the seller and consult local experts (property managers and real estate agents).Update Assumptions: Incorporate the new information.Adjust Analysis: Integrate the updated information into your analysis.
