At $1800, I would still make $400 a month so anything above that would be icing on the cake.I countered back with $2150. 

One reason I like SFH is ease of management compared to a multi unit, grass, ice, utilities, etc.

Believe it or not, this had some great results because the people that called saw the humor in it and it was an ice breaker :)

The icing is that the course is free, he sends steps to  do to your inbox every week.

In the meeting, I told the council that if they wanted me to be responsible for this, my guy would clear any ice or snow for $40 for the season.

An ~30,000 SF building directly across the street from this one, which includes the hockey rink, a separate restaurant space, and retail space sold for $3 million just a couple years ago, which makes $2.5 million (or even $2 million) for this <6,000 SF older building seem high.  

Is this realistic say for a sandwich or ice cream type location?

With freeze thaw it will keep you from getting patches of ice or at least greatly reduce them.
