I did a "blind" assessment where I paid/reimbursed a close family friend to go in as a guest because there were a lot of details I wasn't privy to- and wanted to understand (the whole experience and process from the guest perspective from the initial inquiry, emails, etc.).They shared the email communications (some of which was glitchy or not quite as good as what I'd expect, or told me of delays in receiving responses).

A lot of investors are flocking to Memphis for its solid cash flow potential, and you can typically see strong returns (8%+ cash-on-cash) here, which is a huge draw.The job market is another factor.

We're in the process doing a build to rent property.

Once you have a deal they will guide you through the process and even help you attain the funding with out coming out of pocket or using your personal credit.

Renting out one side can help offset your mortgage, which is a huge advantage while you're building financial stability.

Determined to avoid such mistakes in the future, I earned my real estate license to better understand the buying and selling process.
