I’m in the red hot market of CT and just went under contract today for a duplex near a college.

These are because of major developments occurring and proximity to hots spots like Brickell, Wynwood, and the beaches.  

If you do go that route, be careful not to hold yourself out as the GP, or at least clearly explain the roll you played because there are quite a few GP's in hot water right now who at the minimum were intentionally vague about their roles creating the perception they have a track record that doesn't align with reality.

You can do your due diligence and you will find an honest, trustworthy and professional company in the hot Detroit market.

It took years to stop the hot water leaking in the master bath.So, we are currently looking for a new place to live and will move as soon as we can afford to.

A lease doesn't mean squat if a tenant claims "The landlord didn't repair the hot water heater for the last 2 months of my tenancy".

The timing with this one was perfect with the hot spring market, so I sold it.

For example, 200 miles one way (guess) x $0.67 IRS mileage rate x 2 = $268 estimated vehicle cost per round trip, which is per guest stay.I'm using a calculator that factors in management costs (cleaning, hot tub maintenance, CapEX, OTA service fees, supplies, refunds, utilities, landscaping and internet) - it does NOT include marketing/tech tools like Lodgify, Guesty etc. so good flag.
