If you are a beginner, I highly recommend exhausting your conventional options.

Make sure to keep backup documentation for each transaction if possible and transfer the balance when you return.

However, some amenities consistently deliver high value because they attract more bookings, increase nightly rates, or result in better guest reviews.

But for the vast majority of investors the burn out caused by high evictions, violence, domestic abuse, unemployment, life crisis of tenants, intentional property damage, drive by shooting, illegal activities, use of weapons, police raids, police neglect of neighborhood, etc. results in investors desperate to "get out" after about 90 days.

When you start raising money, the kinds of investors you're going to get are individuals who want to make a better return than the stock market. 

@JD Martin agree 10,000%What I am surprised about is I had a call with someone in Austin today and in sw Florida and they both said things are awful and prices are dropping at high rates - curious don't hear as much chatter here about that as it could be an opportunity 

My bank already approved me at 7.49%, which is quite high, but manageable.I like the idea of using hard money to close quickly and then refinancing later, but my main concern is speed , I’d need a lender who can move fast to secure the deal before the seller changes their mind.Appreciate your insights!
