Also you have to dig real deep into the "C/D" areas and you will find some real gems if you do a true micro-analysis within the zip codes.

But what about those maintenance fee which can be a hidden hell even if it is split 50/50, as it cannot be transparently measured? 

Lynn is a great spot that you can find some real gems near the commuter rail.
