Class A properties can almost auto-run themselves, but Class C/D properties can take a LOT of time.At one point I was self-managing 25 Class A & B properties and could do it despite working 60 hours a week at my day job.

As a MF agent who spends a large amount of time calling apartment owners (or rather, numbers purporting to be apartment owners), please believe me that reaching out to random run down buildings owners is unlikely to get you any deals.

Maybe the biggest "risk" might be the fact that you cannot occupy the property at all so technically if you run into hard times and need to move into the property thats not intended - but no real more risk.

Although we would buy a primary at any of those; have to run the numbers to see if rentals are worth it.
