@Shanel Wiggins, my understanding is that the one mandatory criterion for this strategy to work is: make sure every property you buy is bought at a GENUINE market discount of about 30%.

Only 10 of those conversations were from people who seemed genuinely qualified ( income 3 x rent, credit score=600+, etc) the rest seem to be relocating from Mars or something because they don't even read stuff like "how much is the rent"($1695/mo) or "No lead paint certificate".Sister is FREAKING out: What do you suggest for a next move?

For all others- if you are a genuinely distressed seller in need of help- if you can't afford your house, you're behind on payments / taxes; uninsured; or you're a burnt out landlord with tenant / eviction issues; facing job re-location, divorce, or life has otherwise happened to you-- maybe you took advice from how to invest in real estate from some message board, and now you've got a dog or dogs you need to unload?
