To your other points..PMs typically either do the evictions and appear in court or hire an attorney to do the evictions and you incur additional fees.When you go in to change the filters please take more time as the most important thing you're looking for are leaks in your plumbing system.

How can you meet with the realtor, go look at the property, write a check for a property inspector, have it sent to your address, get a bank loan lined up using your name and SS number, using your income to qualify for it, do the rehab yourself or pay a contracting firm where you supervise the quality etc, you advertise it, your the one they call to look at it, and you do the lease signing on it, you are who they call for problems like waterline leaks, you get the checks, you do the move out inspection, and you think you can remain anonymous?

I can’t tell you the exact price per sf, but generally, I’d pay about 10-20k for just drywall, carpet, doors etc in an unfinished basement, if you have any minor  foundation issues/leak that’s probably another 5-10k adding a bathroom is probably in the 8-10k range maybe a little more if you have no drain stack in the basement, digging down can easily be 50-100k

If the latter, and it is a common roof, over some shared walls, what happens when your neighbor doesn't have the money to keep their roof in good condition, and the leaks work their way to your property.

Yeah go to the closest gas station and sit there for 10 min, who is going in and out are more people walking in than cars, the location of an investment is the one thing that you can't change.

I don't know, but I'm guessing perhaps there was a leak/flood and the subfloor rotted, and/or pet urine that soaked into the subfloor, and/or mold issues?
