Again with the help of prayer and awesome family members back home we were able to find some appliances before our tenants occupied the place.Now we are on to our next great adventure of buying a house in NOVA (closing next Monday) and house hacking.

Yes I plan on researching quite a bit before I  start but am sure that pretty soon I will be ready to begin my adventure in investing.

Probably going to meet-ups or leveraging radically powerful social skills will land you an equally adventurous, but inversely experienced investor/mentor.

Properties that are unique in their neighborhood are notoriously difficult to calculate for accurate investment value.Do you want to be left stranded, committed to buy at a price the Seller already thinks is the best net-price they can get, and you would be gambling it wasn't?

Similarly, if you're the riverboat gambling type, you can try looking into an equity deal where the buyer pays you X% of final sales price and/or a percentage of rental income if buy & hold.
