How did you finance this deal?

My girlfriend and I are looking to get into Multifamily real estate investing and have also looked into the possibility of house hacking, although a good affordable property seems to be tough but not impossible in this area.

@Jerry Zigounakis For your STR in Big Bear, forming a CA LLC is ideal for liability protection, even with the $800 annual franchise tax and possible gross receipts fees.

In either case use the contract to create some built in relief - a longer than usual closing period or due diligence period, or finance contingency.  

From our experience with clients, you’d typically expect to pay around $1,000–$1,500 for a single-property return, depending on your situation.If that $6K includes monthly bookkeeping and accounting, it could be reasonable; it could also be low, or high... it all really depends on the number of transactions, bank/credit card accounts, and the complexity of your finances.

The sweet spot for us is sub 400k and we are looking mostly in NH, central MA and possibly RI for deals.  

They do seem possibly open to seller financing the difference of $172K.

What do you mean by "traditional 6-month financing route"?

This would be my second purchase in the Pittsburg area. I am partnering with another investor who owns 4 single family homes in that vicinity. I own 4 rental properties and a small strip mall in the Baltimore area
