We just helped a client house hack a three flat in Little Village.... he purchased it for 300k and leased his first unit out for $1440.

Then, they did the same with Playa del Carmen, which was transformed from a small fishing village into an international cosmopolitan beach city with a population of around 300,000 today!

You have to know the county, city/village/township and school district.

Anything south of that University Village Publix downtown gets dicey real fast, though.  1 mile makes a huge difference in St Pete.  

I'm currently looking at purchasing a 4 plex to house hack,  areas that I am looking at are East Garfield Park, North Lawndale, Near West Side, Humboldt Park and Little Village.

Do people push into Lincoln Village eventually?

There will be an athletes village complete with running gear store, food trucks, Mem-Pops, plus goodie bags and great music.

Daria,  I'm not sure if your mother's desire is to remain in Paterson, but if it is, the new senior complex (Freedom Village) at 69 Straight St looks very nice and the builders seem to have put in some nice features, the website states apartments start at $1100.
