It can be a fantastic strategy, especially for those with W-2 jobs.

Local hard money lenders are often not fantastic marketers so you may have more success by going to your local real estate investors association or local investor meetups.

The outcome is that I have fantastic tenants, and a cashflow producing property that has helped propel me in my investing journey.
