I am primarily targeting multi-family in the Allentown and Easton PA area.

I think having the space available as furnished space for family is a huge bonus and might just recommend not trying to overdo it if you don't need to.Good luck,Chris

if you want to buy a vacation house for your family, and you can afford it, and you'll occasionally rent it out - that's great, it's just not an investment. 

Hey Scott,I have family members that live in Greenville, North Carolina, but I myself live in Creedmoor, North Carolina.

Especially now with the eviction moratoriums and less hope of being able to collect or evict tenants when you are relying on 1 family to pay the rent or not in your property.

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

Keep in mind these still aren’t huge numbers by historical standards.Single-family home stats for November.

My idea is to 1031 the SoCal property into the in-laws farm and rent back to them for a minimum of two years, and then decide if we keep renting it to my in-laws, or move my family into it.

I see some larger single family homes in areas that appear to be zoned R2 that, at least from a physical perspective, seem like they could work for this.
