If it were me I'd keep it because I'm not a fan of leveraging to the hilt but there are many on Bigger Pockets who will disagree with me.

And I would have to disagree with your neighbor about not having any recourse. 

He disagreed, wrote a detailed report and recommended action, it cleared inspections, sold fast, and was guaranteed against future movement for $14,000 less than the other companies said.

Someone who examine your facts and circumstances and advise you on tax entity structuring and treatment of payments/expenses.If the washing business is a disregarded entity, there would be no deduction as you're just moving money "from one pocket to the other".If an S Corp or C Corp, possibly, but then we'd have to look at: is the payment reasonable, ordinary and necessary. 

They are carpenters not business men and most of them can’t organize the time and resources to pick their own nose I will have to strongly disagree with this .
