We see a lot of clients house hack in a variety of ways ... you can rent-by-the room at $700-$800/room, you can find a home with a mother-in-law suite or separate basement entrance and Airbnb the basement, or you can buy a primary every year or so and when you move out, you can rent it as a medium-term furnished rental.

What this area does have though, are a lot of split level houses where the lower level is considered an in-law suite and many have separate outside entrances, a full bath/bedroom and we would put in a kitchenette and permanent door to create a separate unit.

I also think you could consider staying with the original exterior color, and perhaps painting the existing shutters, and adding shutters to the other windows where there is room (there are some good primers that will stick to the shutters).Likewise, can you keep the original entrance awning (perhaps raise it a few inches it looks really low in the photo?)

@Oleg k I have never flip before, I am learning to do my first flip this year.Please take it as suggestion instead of criticism.I think@Joel Owens nails it. 1) the curb appeal 2) the flooring from the living room does not flow through with the kitchen. 3) the front entrance stairs & the wire fence really throws away the interest of potential buyer.

The only way I would ever consider such a setup would be if there were separate, segregated entrances for the boarders part of the home and my own part of the home - otherwise, you are going to have a houseful of houseguests, some of whom may be unpleasant, and NY is not an easy state for evictions.

If those extra charges are their handyman charges in addition to material costs, then it makes sense, except the one about meeting the electrician as if it is the manager just allowing entrance for a repair, it is their job to arrange access.

Put french doors to the porch on the dining room, and change the railings on the porch so that it doesn't look so much like an entrance (maybe just remove those railings altogether?)
