Tenants behavior is escalating and I found out by a bit of sleuthing  that tenant did not allow the previous LL entry after requesting a list of repairs and was a complete terror.  

Neither of these arguments carry any weight in this context when you compare it to what certain tenants have had to endure.  

After doing a LOT of sleuthing, I'm "pretty sure, 90% positive" that I've found the daughter of the deceased owner.

Hoping you didn't have to endure too much hassle for your properties there!

2) What additional cost will be endured by me when forcing tenants out early?

We have endured several liability claims over the last 18 years, so I speak from experience.  

Oh well, Greg is right, this wil definitely help me to be a better Landlord in the future, and I hope to never make anyone go through anything like what I and my family had to endure with these people.Have a wonderful Saturday everyone!

This limits my ability to see if they are employed, any information on prior rental history, criminal history etc.I planned to ask the owner to get them to sign a month to month and tell them that my intention is not to put them out after each month (which it isn't) but in case things go bad I do not want to endure it for a year.

I cannot endure month by month agony (losing money) just with the hope of appreciation - I'm too cheap for that.

That being said, the frequency of discrepancies in the short period of time you've owned definitely seems very very high and I would probably lose a lot of confidence in the turnkey operator at that point.I'm casually looking into different turnkey markets but I do have a lot of reservations including the experiences you've had to endure.
