You're in pretty slim numbers any way you look at it.

That law sounds pretty specific. 

One was an ok-ish deal and the other was pretty decent.In 2020 I got excited about the auction but prices went too high.

Had someone in mind who I thought would be great but he wants to add fees that I feel are unfair including $200 admin fee (on top of credit report fees) and mandatory 41.45 monthly for enrollment in their program which includes rental insurance and hvac filters, identity ins, and a few other little things.I've managed to keep costs pretty low for my tenants but realize I've been cheating myself. one is buying. 

You really want unbiased investor advice so I would focus more on the responses that are from investors (or anyone) living in one area in their bio, but telling you about another area that the invest in where they have no vested interest.It's not to say that all agents are spamming, most is pretty reliable advice on their area, but it's still to be considered with a grain of salt.You are giving everyone too wide a scope to help you - anywhere in the US, and then limited to the Midwest (huge), and others.

Not impossible but it would be pretty tough to get an STR property approved unless you are an owner occupant.

MLS is pretty good for single family comps because most people list their home with a Realtor.

most DSCR loans have some pretty stiff pre pay penalties .. 

@Melissa Odom - it's a pretty wild west territory with DSCRs, some allow LLC, some allow trusts, some require LLC, some not.
