Several large developers have built beautiful high end condo feel student apartments super close to campus which initially depressed rents in houses.

I have done fix and flips in Columbus where appreciation is strong, and I own a duplex in Toledo, OH where the price to rent ratio favors housing providers.

Websites like Rentometer can give you a quick snapshot of rental comps in your area.Multi-Unit Strategy: If you can swing it, aim for a 3-4 unit property instead of just a duplex.

While it is an amazing investment, we got really lucky to snag one of the last viable duplexesOmaha, NE: Went to college here. left in December 2020, wish I would've bought a duplex before they pushed up 100-200k on average. 

As far as office I remain intrigued by it, also at least in our area condos have been brutally hit and I think offer a “deal” without quite the downsides to office, I tend to think office/retail in suburban and even pandemic boom markets (I’ve started investing on the eastern shore of Md and have considered some office deals there) offers the best risk/reward of office because you have a population boom coupled with ultimately still a low supply of office space, where as urban areas have lost population and have a huge glut of supply, I think the ultimate fate of a lot of urban office trends towards zero/land value.

The property is in Joseph Lee and in the 250k range (but it is a duplex) The PM is downright awful.
