The biggest draws for investors are not needing to provide income docs (no W2, tax return, paystubs etc needed), DTI doesn’t matter, you can close in an LLC, and not all lenders report the debt to your personal credit (so it doesn’t affect your credit score or DTI for future conventional financing).

To see for yourself, just go online to the clerk’s site, Official Records, look at any random deed transfer recording....the price is shown and the doc stamps $ amount charged is printed on the deed in the upper right hand corner....you do the math......it is $0.70/$100.

The roof is new so shouldn’t have leaks but you never know and would like to know when a problem happens so we can get it fixed without causing more damage because it not addressed can cause more money to fix and further damage.
