Hopefully people now accept and realize that their dire predictions about NYC are not going to come to fruition. 

You don't shut down the world's economy all at the same time because of a virus without dire consequences.

Going for everything owed per the contract feels like winner take all to someone in financial straits....they respond in kind, by making you lose in entitreity.

I made an unwarranted assumption that you have already communicated with the tenant and my mind jumped strait to the mechanics.We encourage our tenants to come to us as far in advance as possible if there is going to be an issue paying rent.  

They found relatives to stay with, such as their parents in other states, and they gave me proper notice.They asked me if we could re-negotiate the rent before they were in default.Only a couple tried to get me to let them stay for free.Some people are resourceful and will keep their integrity intact no matter the circumstances, and some will try to make their problems your problems.I've been in really dire straits and I have never asked for free rent. 

But if people start returning to normal activities before this virus is adequately tamped down, better understood, has better treatment options and ideally a vaccine, the consequences will be beyond dire.

I've been listening to a lot of NPR economist shows and unfortunately, I find too many of them to be way too removed from the real life of a lower-income person.What they aren't aware of, in your particular case, is the fact that most renters - especially C class renters - don't have money to move, except for dire situations. 

Or if you go in expecting RE investing to be strait gains, and especially in that first year.

I'm also in dire need of a mentor to help me in the beginning.
